Ensure your Fire Dampers are Compliant

The requirement to remedy any defects found with fire dampers is as important as the testing and maintenance itself. A defect with the surrounding fire break or a mechanical fault with the fire damper unit itself will result in a decreased efficiency to slow the spread of fire or render the fire break completely ineffective.

With the enactment of the Regulatory Reform (Fire Safety) Order 2005, it is now the employer’s responsibility to maintain their fire safety systems.

BS 9999 Annex W.1 Inspection and Maintenance (Note 2), also states that:

‘Arrangements should be made for all fire dampers to be tested by a competent person on completion of the installation and at least annually, and to be repaired or replaced immediately if found to be faulty.’

These publications are supported by the existing BESA publications with DW145 – Installation and Maintenance of Fire and Smoke Dampers currently under review

    Mechanical Remedials: From replacement of a fusible link to replacement of the entire unit including securing and sealing the unit within the fire break.

    Fire Compartmentalisation Failure: These come in many forms from small perforation to fire damper units located completely outside of the fire break.

    Building Defect: These are most commonly found when reactive changes have been made to the fire compartmentalisation plan Hydro-X Air can analyse the as built plan and consult on how to best seal a defective fire compartment

    Insufficient Access: DW145 – Installation and Maintenance of Fire and Smoke Dampers states that the installation of a DW144 access door is a requirement for testing purposes. TR19 – Internal Cleanliness of Ventilation Systems states that a DW144 access door is required either side of the fire damper unit for cleaning purposes.
